Overall both systems are cooling properly and everything is operating within manufacture specifications . Replaced upstairs dual run capacitor 40/5 Downstairs furnace blower motor is running on high amps and lost oil but still running . Let customer know both are signs of potential failure and with age of furnace I’d just replace the furnace vs repair.

Performed 3 system maintenance. And customer moved forward with all repair items found during inspection. Tested both heating and cooling. All systems are removing 20 degrees which is ideal so did not throw on gauges today. Downstairs Main furnace is 23-24 years old inducer motor and blower motor are performing under manufacture specifications. Heat rise temp for furnace is 30-60 degrees and is at 45 degrees blower wheel is slightly dirty but not where I would clean today. Blower capacitor, hot surface igniter and flame sensor are good to go for next winter. Evaporator coil was replaced recently and in good condition. Condenser is 23-24 years old compressor and fan motor are operating under manufacture specifications and look to be in good shape. Arrived found thermostat set to cool after turning on thermostat to heat verified furnace came on with no issues. Replaced thermostat for customer so that it would not randomly change again this is work done on master bedroom
Got out very fast and was very through trying to solve our problem.
Searched for a loud noise seemingly coming from the area of the hvac equipment in the attic. I wasn’t able to find anything. Please let us know if you get it figured out.
During today’s visit found furnace 24 years old with extremely dirty blower wheel and lacking return air. Due to age of furnace we will wait to replace. Outdoor condenser contactor is pitted but still functional customer is going to hold off and see if it can make it till next maintenance for the free part. Felix Tijerina III

1. Excavate 5x5 access hole to cut out and repair broken main sewer line where root intrusion has occurred. Once repair is made, hydrostatic test will be performed to ensure no additional issues 2. Create 4x4 access hole on side of home outside master bath, tunnel in approximately 8 ft cut out and replace broken section of main sewer line. Test for leaks by way of hydrostatic test, city inspection, engineer compaction report and backfill 3. Replace outside spigot by pool equipment that has constant drip and vacuum breaker leak Brick may have to be removed One repairs are completed re-check meter to ensure that's the only water leak. 4. Replace both upstairs pop up drains and tub spout 5. Bonding clamps and wire to be installed at gas meter per inspection report 6. Correct backfall on temperature and pressure relief line in attic Redo condensate line in pvc so it doesn’t have kinks in line 7. Replace tub drain upstairs 8. At least Extra 10 ft will be required to get proper fall on sew
Verified all systems are removing 20 degrees of heat from home. That upstairs is split with two systems and in the middle room both have supply air vents in room which is where I believe the confusion came about one of the systems not cooling properly. Found flue pipe at one furnace is not correct and needs to be for safety & code Upstairs system located in overhead attic not properly plumbed and needs to be addressed for code and safety.
