Overall system is cooling at this time. Showed customer photos and talked to him about ductwork needing to be re done when it does come time to replace system. Customer knows about potential break down parts that are still working currently
Air conditioning system maintenance in flower mound
Arrived turned ac on and condenser did come on not sure what the inspector did or didn’t do verified ac system was removing 18-20 degrees of heat from home . System is cooling properly. Sending pictures of temperature splits
Both systems compressors and motors are operating within manufacture specifications. Replaced downstairs contactor due to it being pitted and burnt . Added 3lbs to upstairs system could not find leak during today’s visit. Gave both systems a bath and changed two 20x20x1 filters

Install 4 ball valves for proper drain line isolation and cleaning
Performed one time cooling maintenance. Found system struggling both systems cooling. Rehung secondary drain for main house system and resupported evaporator coil for main house system. Checked all motors and capacitors. Cleaned condenser coils. Sending estimates for drain upgrades. No mechanical issues at this time.
Arrived found contactor burnt and capacitor dead . After replacing items home is cooling again

Found contactor shorter but fuse wouldn’t pop thankfully it didn’t break anything else but let customer know it definitely could have effected the electrical components in system. So if other parts fail it could have been because of this. Condenser is 12 years old and out of warranty
New seals in outdoor spigot Install floodstop device no charge for tightening spigot
Performed cooling maintenance for both systems. Cleaned both condenser coils and checked all components. No issues found at this time. Both systems operating normally. Downstairs furnace is 26 years old and original to the home. Expect issues soon.
Re run drain to remove 14 couplings, support for proper grade, install 2 ball valves and float safety switch. To isolate from water heater when clearing Membership agreement
Downstairs looks to be in good shape has a 20 degree split system is probably removing heat from home . Did notice condenser fan motor was extremely hot let customer know that it is a potential failure. Upstairs system furnace blower motor is leaking oil heavy and only removing 15 degrees of heat from home let customer know since this is our first time that we should wait and if he has issues with upstairs keeping up this summer I’d waive diagnostic and put on gauges at that point.
Replace condenser fan motor with oem part
Cleared primary drain for back side unit . Let customer know that I recommend replacing the drain pan do to how much rust has occurred. Customer is going to hold off for now .

Overall both systems are cooling properly and everything is operating within manufacture specifications . Replaced upstairs dual run capacitor 40/5 Downstairs furnace blower motor is running on high amps and lost oil but still running . Let customer know both are signs of potential failure and with age of furnace I’d just replace the furnace vs repair.
Performed coiling maintenance on two systems customer wanted to move forward with indoor air quality for Thursday 2-4
