What Lantana Homes Deal With

A permit office that is not a city

Districts No. 6 and 7 provide water, sewer, and drainage for Lantana. Their building inspection office handles permits and inspections.

Contractors register with the District once a year. That registration ends on December 31 no matter when you bought it.

This matters when you pick a contractor. A company that mostly works Denton or Flower Mound may not be registered here. That means delays at the worst moment. We handle the District's process as part of the job.

One more thing worth knowing. Denton County itself does not adopt a building code or inspect homes in unincorporated areas. It uses outside inspectors. Lantana is different because the Districts run their own inspection office.

A community built in one twenty-year stretch

Lantana broke ground in March 2000 on the old Rayzor Ranch land. The first families moved in during July 2001.

It now covers about 1,780 acres across roughly 31 named neighborhoods. Those run from Azalea and Bandera through Wisteria and Wimberley.

The average home here was built around 2007. The average lot is about 7,400 square feet. The average home is about 3,300 square feet. That is a big house on a modest lot, and it puts real strain on system sizing and duct design.

It also means the whole community hits the same wall together. Homes from the 2001 to 2008 phases are on their second water heater now. Their first AC system is due. And they will all get there within a few years of each other.

Big houses, small lots, and airflow

The most common complaint we get in Lantana is not a dead system. It is a house that will not even out. Upstairs runs hot. One bedroom never matches. The thermostat says everything is fine.

On a 3,300 square foot two-story home, that is almost always airflow, not size. A return that is too small starves a healthy system. Changing the thermostat setting will never fix it.

Water through the Districts

The Districts buy treated water from Upper Trinity Regional Water District. It comes from Lewisville Lake, Lake Ray Roberts, and Jim Chapman Lake. It goes through sand filters, carbon, and ozone before it reaches you.
