Almost every plumbing article written about North Texas is about hard water. In Oak Point, that story is close to backwards — and if you have been treating your water like Frisco water, you may have been solving the wrong problem.
Most of Oak Point is served by Mustang Special Utility District, whose published water quality report shows total hardness around 6.3 mg/L — roughly 0.4 grains per gallon. That is soft water. What it also shows is sodium at about 220 ppm and total dissolved solids around 603 ppm, which is the signature of Trinity and Woodbine aquifer groundwater rather than lake water.
Oak Point is also the fastest-growing city on our board, up nearly 59% since 2020, on a peninsula reaching into Lewisville Lake.
Mustang SUD blends three sources: its own groundwater from the Trinity and Woodbine aquifers, surface water purchased from Upper Trinity Regional Water District, and groundwater purchased from the City of Sherman. Aquifer water dominates the chemistry, which is why hardness comes in so low and sodium so high.
The practical consequences run against type. You probably do not need a softener, and installing one on already-soft water adds sodium to water that is already high in it. If anyone in the house is on a sodium-restricted diet, that is a conversation worth having with a doctor before anyone sells you ion-exchange equipment. Where treatment does make sense here, it is more often reverse osmosis at the kitchen tap than whole-home softening.
One honest caveat: that hardness figure is a single district-wide number for a blended system serving nearly 50,000 people. What comes out of your tap depends on which source is feeding your part of the system, and Mustang does not publish an Oak Point-specific figure. Before you spend money on treatment, get your own water tested. We would rather size equipment to your actual water than to a district average.
Emerald Sound dates to 1994, with homes built from 1995 through 2023 on one-to-five-plus-acre lots. Wildridge was established around 2015 and built out 1,600-plus homes between 2016 and 2021 on roughly 7,000-square-foot lots, with five or six builders working at once.
Those are completely different service profiles in the same small city. The estate lots skew toward septic, well-adjacent questions, long service runs and multi-system homes. The tract subdivisions are sewered, uniform, and now hitting the age where original equipment starts needing attention.
Oak Point has very little commercial base — it is essentially a residential peninsula. The median home was built around 2020, which makes this the newest housing stock we service anywhere.
That shapes the work. A lot of what we do here is warranty-age maintenance, builder punch items, and treatment or comfort equipment added after move-in rather than large retrofits.
Cooling season runs April into October with long stretches above 100. On a mostly post-2016 housing stock, most systems are still young — which means the failures we see are capacitors, contactors, condensate issues and airflow problems rather than dead compressors.

Soft water does not mean water that is easy on equipment. With total dissolved solids around 603 ppm and alkalinity around 322 ppm, Oak Point water still carries a substantial mineral load — it is simply not the calcium-and-magnesium load that a softener addresses.
High-TDS water can still leave deposits in a tank, still affects heating elements and heat exchangers, and still shows up on fixtures. The maintenance answer is the same as everywhere: flush the tank annually. The treatment answer is different: test first, and do not assume a softener is the right tool.

The City of Oak Point handles building inspections, and it is also the permitting authority for septic systems inside city limits — which is different from most of Denton County, where on-site sewage facilities run through county Environmental Health and only in unincorporated areas.
