Lake Dallas is the one city in our territory that has essentially stopped growing — and that is exactly why the work here looks different. The town is built out inside 2.4 square miles, the median home dates to around 1996, and almost nothing we do here is new construction.
What that means in practice: this is a repair-and-replace market. The systems going in now are second and third systems, not first ones, and they are going into houses that were not designed around them.

That is a different conversation from a new subdivision. When a 1996 house needs a condenser, the line set, the evaporator coil, the electrical at the disconnect and the duct system are all the same age as the unit coming out. A quote that only addresses the outdoor unit is usually not telling you the whole story.
Lake Dallas started as a lake resort settlement in the 1920s and 30s, and the city still carries a residual pocket of small, heavily remodeled older cottages near the water alongside its 1980s and 90s subdivisions. There is also a manufactured housing community in town.
Those are three genuinely different service calls. A remodeled lake cottage may have had its plumbing and electrical redone piecemeal across four decades by four different people, and what is behind the wall rarely matches what the last owner described.

Cooling season runs April into October with long stretches above 100. On a 1990s system, that is the kind of runtime that finds every weak component.

One thing worth knowing: Lake Dallas has been operating on an older code cycle than several neighboring cities, so requirements here may differ from what a contractor quoted you in Hickory Creek or Oak Point.
